Auditor independence We do not audit funds or trust accounts for which BRS Advisory prepares the financial records. Our audit services are provided independently, in accordance with APES 110.

A real estate or conveyancing trust account audit is

$649/account per account; a law-practice external examination is $890/account. The fee is fixed, the engagement is fully online, and turnaround is typically 5–10 business days from complete records — fast enough to fix problems before the statutory deadline rather than discover them after it.

Every state and territory runs its own regime: different regulators, audit periods, prescribed forms and lodgement routes. NSW agents, for example, must have the auditor’s report lodged through NSW Fair Trading’s online portal by 30 September each year. If an audit uncovers problems — unreconciled months, overdrawn ledgers, missing records — we report what the law requires, then quote the remediation work separately so your bookkeeping is fixed before next year’s audit, not re-flagged by it.

What does a trust account audit cost?

$649 ex GST per trust account for real estate agents, property managers, conveyancers and settlement agents; $890 for law-practice external examinations. Extra accounts under the same licence are priced per account. The fee is fixed before we start.

How long does the audit take?

Typically 5–10 business days from complete records. The clock starts when your trust software exports arrive; booking before your state's peak (August–September in most states) keeps you comfortably clear of the deadline.

When is my audit due?

It depends on the state. NSW, VIC, SA, ACT, TAS and NT audit the year to 30 June with lodgement around 30 September; WA runs the calendar year with a 31 March deadline; QLD ties the period to your licence. Facts marked for verification on each state page are confirmed in your engagement letter.

Do you visit our office?

No — the audit is designed to be done remotely. Ledgers, reconciliations and bank statements export from Console, PropertyMe, VaultRE, LEAP and similar platforms, questions are handled by video or the portal, and the report is lodged electronically where the regulator supports it.

What standard is the audit performed under?

Assurance engagements are conducted under ASAE 3000/3100 and your state's prescribed audit requirements, by a qualified auditor who is independent of the preparation of your records — we never audit trust accounts we helped keep.

What if the audit finds problems?

We report what the legislation requires — qualified findings can't be negotiated away — but you'll hear about issues as soon as we see them, with a management letter explaining the fix. Remediation of processes or records is quoted separately so next year's audit is clean.

We had no trust transactions this year. Do we still need an audit?

Possibly not — several states allow a nil-transaction statutory declaration instead, with conditions. Tell us before booking and we'll confirm which obligation applies to your licence, so you don't pay for an audit the law doesn't require.
