Queensland real estate trust account audit — deadlines and how to prepare
Queensland ties the audit period to your licence rather than the financial year, so every agency has its own deadline. We track it, audit online and lodge the report with the Office of Fair Trading on time.
Queensland at a glance
Requirements below are maintained against the regulator’s published rules — items marked [[verify]] are confirmed with the regulator before each audit season and in your engagement letter.
| Regulator | Office of Fair Trading (Queensland) [[verify]] |
|---|---|
| Legislation | Agents Financial Administration Act 2014 |
| Audit period | Your agency's own 12-month audit period, tied to the licence [[verify]] |
| Report due | Within four months of the end of your audit period [[verify]] |
| Lodgement | Auditor's report lodged with the Office of Fair Trading [[verify]] |
| If missed | Late lodgement is an offence and can put the licence and claim-fund protection at risk |
Queensland is the state that catches interstate groups out: instead of one 30 September rush, each agency has its own 12-month audit period linked to its licence, with the auditor’s report due within four months of that period ending. Two offices in two states can easily have deadlines half a year apart — so the first thing we do is confirm your audit month and diarise it.
From there the engagement is the same fixed-fee online process we run nationally: records exported from your trust software, statutory testing of receipts, payments and reconciliations under the Agents Financial Administration Act, one batched query round, and the signed report lodged with the Office of Fair Trading with your copy and management letter filed in the portal.
